Damage from Snow Removal
Report damage from snow removal immediately to avoid personal expense for replacement. To report damage, submit a Request in the online maintenance system or contact the Management Company by April 15. If you’re gone for the winter, have someone else monitor your door. If this damage isn’t reported immediately, the snow-removal company will deny fault.
Maintenance: Operational Equipment
Co-owners may select the vendor of their choice for maintenance and repair of the automatic opener, seals, and mechanisms of the door. Maintenance of this equipment doesn’t require management approval or oversight. Maintenance of these items is a Co-owner expense.
Replacement: Full-Door
Since this is an Exterior Modification, an “Application for Alterations, Modifications, and Additions” is required for replacement of the garage door. Complete the form and submit it to the Management Company. An approved vendor is listed below.
With a full-door replacement, normally the torsion springs, radius track, strut, and weather seal are also replaced. The current garage door/style is:
Wayne Dalton 9100/9600 series, Taupe, Style-Raised Panel
After replacement, garage doors must be repainted to match the Harbour Towne stain color. Specifications and requirements are listed below.
Replacement: Panels (Sections of the Full Door)
Since this is an Exterior Modification, an “Application for Alterations, Modifications, and Additions” is required for replacement of garage door panels. Complete the form and submit it to the Management Company. An approved vendor is listed below.
Unfortunately, the door manufacturer no longer supplies replacement sections for the Wayne Dalton doors originally installed throughout our condo development. Replacement panels for the current-model doors are not interchangeable with older-model doors.
Affordable Door and Gate has agreed to maintain a small inventory of used, good-condition panels rescued from other Harbour Towne full-door replacements. The vendor supplies these door sections at a very reasonable price plus installation costs.
For replacement of individual sections for original/older doors, there are two options:
- Contact the vendor below to inquire if they have a section for your existing door.
- Replace the entire door with the new current model.
To replace panels in a current-model door, the vendor below carries panels as well as full doors.
After replacing panels, the entire door should be repainted to match the Harbour Towne stain color. Specifications and requirements are listed below.

Painting Specifications and Requirements
Please select a reputable, professional painter. Any mishaps are the responsibility of the Co-Owner and we don’t want you to have to remedy any unpredictable outcomes.
The approved color is Hunter Beige a Sherwin Williams Super Paint Satin product. The MSK2271 color composition is available at Sherwin Williams.
Third Stalls & Bump Outs
There are a very few opportunities to add a third stall or bump-out to garages. Co-owners are welcome to contact the Building Committee Chair to inquire about feasibility before submitting a request. Decision criteria includes maintaining substantial green space, parking pads, and the views of neighboring units.
