Co-Owner Responsibility

Co-Owners are responsible to maintain and replace garage doors. For the special case of damage from Association-contracted snow removal, see below. For damage by other third parties, pursue remedies from those responsible.

Damage from Snow Removal

Report damage from snow removal immediately to avoid personal expense for replacement. To report damage, submit a Request in the online maintenance system (CCIS) or contact the Management Company by April 15. If you’re gone for the winter, have someone else monitor your door. If this damage isn’t reported immediately, the snow-removal company will deny fault.

Maintenance

Co-Owners may select the vendor of their choice for maintenance and repair of the automatic opener, seals, and mechanisms of the door. Maintenance of this equipment doesn’t require management approval or oversight. Maintenance of these items is a Co-Owner expense.

Replacement

Because replacement of the garage door or garage door panels is an Exterior Modification, an “Application for Alterations, Modifications, and Repair” is required. Complete the form and submit it to the Management Company. See policy and specifications in link below.

Third Stalls & Bump Outs

There are a very few opportunities to add a third stall or bump-out to garages. Co-owners are welcome to contact the Management Company to inquire about feasibility before submitting a Request. Decision criteria includes maintaining substantial green space, parking pads, and the views of neighboring units.
